Off Market Sale Success Story June 1, 2015
The best deals go to those who wait, have faith, and well, the sun, moon and stars kind of aligned too. It’s not easy getting a great deal in this market. The Tallon’s rock and wouldn’t live anywhere but the Outer Sunset! Some very sweet folks who wanted to sell to the “right people” decided to sell to our clients ‘Off Market’ for a very reasonable price. The sellers karma is definitely very good on this one and nothing could have happened if they didn’t love the Tallon family too. The match was made in heaven at 1463 43rd Ave. The house and this opportunity are absolutely fitting for such incredible people. This custom turn of the century home was enlarged and hand crafted with the greatest attention to detail with love over 40 years of ownership. Our clients are very, very happy and the Seller’s are too! The San Francisco Real Estate Group is stoked to be matchmaking in the Outer Avenues. This home is smack dab in the center of Carville and all the homes in the area are well cared for both in the front and backyard which as we all know can be considered the exception and not the norm. We have permanently attained the best of neighbors. Welcome home!
Who Graffitis Their Own Property? May 2, 2015
Our clients did; in fact, they had a graffiti party, and we were invited!
Back in 2012, Todd helped facilitate the purchase of 2730 21st Street, in an off market transaction for our clients. This is a mixed use building which holds the bar Asiento (previously the Monkey Bar) in the Mission, with a flat above the bar. Have you been to Asiento (ah-SYEN-toh) which means seat in Spanish? Known for tapas and amazing small dishes, Asiento is a great neighborhood bar with everyday happy hour. The first person in calls the happy hour drink special, be the first person in at 5 and get your drink added to that days Happy Hour Special list.
The upper floor is now vacant and the owners have grand plans for the area above the bar, including space for future private party bookings. Since the place will be virtually gutted and redone… why not have a GRAFFITI PARTY! We had a great time watching the creativity unfold. Together we spray painted a wave with sunshine on a bedroom wall. Todd painted a giant alien up high on the living room wall/ceiling, and Kim added little mermaids to some waves that were painted along the baseboard in the living room. She also painted a face near the living room window.
We will certainly let you know when the top floor has been transformed, but for now enjoy the pictures!
It’s a Real Deal! April 2, 2015
We represented the buyers of this now famous Great Highway property. We were shocked that news of this transaction spread like wildfire and was all over the media, even making the news in the UK and on CNBC. Headline’s such as the following were popping up on the internet, in print, and on national television:
Ramshackle San Francisco home sells for $1.2 million
Total Disaster Lists for $799K, Sells for $1.21M in Outer Sunset
Dilapidated four-bedroom home in San Francisco sells for astonishing price
Dump sells for $1.2 million in S.F.
Yes, this property was listed at $799,000 and sold for $1,210,000, the fact that it sold for more than $400,000 over asking was the cause for the media frenzy. 1644 Great Highway is a fabulous old 1900 square foot, four bedroom, two and a half bath home on a 3,600 square foot lot with sweeping views of the Pacific and is positioned across the street from Ocean Beach. Location, location, location.
This turn of the century home is in cosmetically rough condition, however, it has excellent bones. We had the crawlspace inspected, the foundation is in good shape and the building is structurally sound with a new roof. Did we mention there is a second building on the property? It comes with a back carriage house, which could be converted into an art studio, workshop, yoga space or rented out for additional income. The property is zoned RH2. Opportunity, opportunity, opportunity!
We like the way this article from Marketwatch ends:
“But some of what made this home a gem in 2008 remains intact, including its picture windows, its decked garden, the fireplaces with wood mantels, the built-in cabinets common to Craftsman homes, the wainscoting and a gas O’Keefe & Merritt stove that dates back to the late 1940s or early 1950s (collector’s items that are prized by many homeowners in the Bay Area).
And given the fact that San Francisco’s median home price recently hit $1 million, and that it rose 10% between February 2014 and February 2015 and is expected to gain another 4.3% through February 2016, the price for this house, on this lot, might just prove to be a bargain.”
We agree! Our clients are happy, and we can’t wait to see this old gem transformed!
