Kim and Todd Wiley are wonderful agents. We live in San Diego and needed an agent in SF. A young couple we know in SF bought their first home through Kim. We sold a hoarder home in SF and Kim arranged everything for us. She hired a fiduciary (Ashley fantastic) to look through hundreds of boxes. They found cash took photos immediately contacted us and secured it until we arrived in SF a month later. They repurposed everything to thrift stores, churches, schools and arranged all the recycling. Who does that for their clients?? A professionalteam and that is The Wiley Team. They are knowledgeable, kind, get back to you immediately and just made such an overwhelming task seem easy. Jim and Joanne M. | San Diego
I inherited my house in San Francisco, and a lot of people would think I am very lucky... but. San Francisco to me is not the same as it was 20 years ago for me. I decided to sell my house back in June/July, and looked into different approaches. The road to selling my house was certainly bumpy, luckily I had Todd to smooth it all out for me! I was referred to him by my estate lawyer (Alma Soongi Beck) and like anyone else I was skeptical at first... but that went away quickly. At first I was just going to sell to a private buyer, but after talking to him I was convinced that listing my home would be better for me in the long run. We started back in August, the road was not easy.... I had protected tenants that were complicated to deal with. Todd dealt with the situation admirably.... because of it was up to me well.... I'm not as sophisticated . Fast forward a little bit, we hit a big wall(my tenants...initiated antics that I would call unethical...) and with what they've done I thought selling my house on the open market was next to impossible. Todd called me(without me reaching out to him) and reassured me that it would sell, that it was going to be ok. I was a first time home seller/buyer so I didn't think it was going to get any better, but he assured me it was going to be ok. Todd is professional to the T, and also a very caring human being. That call I got from him showed me he cared for me more than just a client, but a friend. Fast forward again to November, we had tons of interest, and a great offer, which is well over the price I would've gotten selling it to a private buyer. I am very ecstatic with the outcome and Todd's ability to overcome even the most unethical tenants. Todd's the reason I was able to find my dream home, he's the reason I am able to move on and forward with my life. Thank you Todd!.......................................... Update to my review on Yelp! We hit another small road block, and after all the roadblocks we had come to... my stress level had peaked. I felt like a soda bottle that got shook too hard and too much! Todd handled it right away! He's not the kind of real estate agent that'll feed you what you want to hear, he's the kind that tells you the truth. I'm the kind of the that borderline demands every detail. I'm also the kind of person that likes to know both sides: the pros and the cons. He let me know he was handling our road block, and it was handled quickly. He knew I wasn't feeling particularly confident in this buyer, but he assured me that it was going to get done. Long story short, we are closing soon and it's literally all thanks to Todd!! Thank you!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Tiffany L. | San Francisco
Earlier this year I was referred through a law firm to work with Todd and Kim Wiley for a challenging trust sale of my mother’s four unit building on 16th Avenue in the Richmond District of San Francisco. They have worked tirelessly since I hired them in May to bring us to an eminent sale this December. Because I was the trustee of my mother’s estate and I live in New York City, this sale was especially challenging due to my distance and matters involving a beneficiary who refused to move so that we could settle the estate. Needless to say, the whole saga with this person has been difficult and literally mind-boggling due to an agreement he signed which involved a third party who attempted to purchase his 1/3 of the property which was not his to sell because it was held in the name of the trust. It was extremely difficult to nullify the agreement, remove this cloud from title and get this person to move on! I am making light of this and everything that took place, but the extent we had to go to involved the hiring of a litigation attorney which Todd suggested, forcing progress but dragging things out for months. Todd has been exceptionally patient and generous in his time to advise, recommend and facilitate the steps to move the process forward; ultimately the property came to market this past November, bringing it to closure in December. As I have never sold property before, my knowledge about the process was completely carried forth with Todd’s professional guidance and Kim’s gentle hand. Dealing with these hurdles and the emotions often presented by the various personalities involved; including the existing tenants, they remained even-keeled, non confrontational and task focused. Their handling of difficult trust matters involving complex interpersonal family differences is a willingness, specialization, and expertise not many brokers possess or are prepared to handle. Simply put, they took the time and exercised great patience to nurture a difficult situation which ultimately led to a successful transaction and closure to an episode of my life that I am happy to put behind me. I cannot recommend Todd and Kim and their network of professionals enough. Paul W. | New York, NY
As an executor of an estate, I had two properties in San Francisco to sell both of which had long term tenants. Todd had the expertise needed to negotiate this complicated process. He knew how to market the properties and to whom. You will be hard pressed to find someone who matches his knowledge of tenant and rent control issues in San Francisco. Joan M. | Santa Rosa, CA
