I first reached out to Todd back in 2011 to solicit his opinion of my property’s value and the SF real estate market in general. He gave me his honest assessment and advised me not to sell even though he could benefit from my business.
Fast-forward to late 2015 when I finally made a firm decision to sell because the Bay Area was indisputably in the midst of a hot seller’s market, San Francisco in particular. I interviewed many agents, some referred by close friends of mine, others offering a lower commission, but I ultimately chose Todd because of his diligent attention to detail with regards to marketing strategy and establishing realistic expectations. He didn’t just tell me what I wanted to hear. His experience and knowledge was apparent from our initial email communication through subsequent conversations, in contrast to some other listing agents whose primary appeal was strictly customer-service based. Being nice and cooperative is great, but I wanted someone smart and capable of looking out for my best interests, in addition to providing stellar service. I had numerous scenarios to consider because I was renting out a single-family home to multiple tenants. Todd’s insightful advice helped me navigate delicate landlord-tenant issues to everyone’s satisfaction.
The sale itself was smooth and convenient. Todd’s network of resources (from general contractors for repairs to landscaping and staging) worked to prep my property for sale without delay. Then Todd and Kim packed their schedule with open houses and showings to capitalize on market conditions while speculating potential changes in the near future (which have since come true). I ended up selling my property at the top end of Todd’s estimated projection range, which was more than I was optimistically hoping for. And the best part is, the place was only on the market for 7 days! And I had two other competitive offers I would have gladly accepted. Needless to say, I’m thrilled with the results. But I recommend Todd and Kim not because of the fortunate outcome I benefited from, but because of their professional process. Even if I didn’t get what I wanted, I couldn’t blame the strategy employed or their combined efforts towards implementing said strategy and achieving the goal.
